Payments & Fees
Regular HOA assessments are billed $450 per unit for the first period and $275 afterward (as agreed in your community bylaws). Due dates are posted in the Owner Portal and in all email reminders.
Yes. If your payment is late, the system automatically applies a late fee as outlined in the association bylaws. Early payments are always welcome and are processed without penalty.
Documents & Information
All association documents — including bylaws, meeting minutes, reserve fund statements, and financial reports — are available in the Owner Portal. You can view, download, or print them anytime.
Use the Request Form on the Owner Dashboard to submit issues like landscaping, repairs, or other concerns. You can also upload photos for faster processing.
Only Board members have access to these files. Once logged in, Board members will see a Board Documents Portal where they can view and upload materials like vendor quotes, court records, and project proposals.
Community Guidelines
Short-term rentals are not allowed under community bylaws. Rentals or subleases must be for 6 months or longer and must comply with HOA rules. Please review the Owner’s Handbook in the portal for details.
Yes, pets are welcome at Nautical Ridge, but owners are expected to follow leash rules and respect community spaces. Pet-related policies are detailed in the bylaws, available in the portal.
